Description

As the Real Estate Lease Acquisition Manager, you will be instrumental in establishing and executing the real estate strategy for Nike North America Direct and the Affiliates, Converse & Hurley. You will provide real estate operational excellence and consistency by providing expertise (tools, communication and processes) necessary for the business to grow and expand into new and existing markets and improve profitability. You will focus on strategic market reviews through market mapping, pro forma modeling, market optimization by partnering with wholesale, strategic planning and finance and partnering closely with the Nike Direct business teams. You will report directly to the Real Estate Operations Manager, and work to create best practices with the Real Estate Lease Administration Manager, and the Senior Director for North America Real Estate and Store Construction. You will have responsibility for analyzing, reviewing and updating financial modeling for retail stores, evaluating wholesale sensitivities, sales cannibalization, letter of intent negotiations, pipeline management, and strategic portfolio management. You will also be relied on to keep current on center/street sales, lease documentation/tracking, support sales indexing, co-tenancy comparisons and site evaluation. You will also ensure any analysis requirements or ongoing responsibilities are handled in a timely manner and effectively communicated to key stakeholders.

Direct Deliverables:

  • Develop marketplace strategies for new storerollouts and existing fleet expansion.

  • Identify target sites in high potentiallocations.

  • Build a robust deal flow and new store pipeline.

  • Drive the creation and processing of siteselection and sales forecasting packages.

  • Review and approve deal economics against marketcomparables and internal financial models.

  • Negotiate and finalize letters of intent, leaseagreements, amendments, renewals, expansions, closures and relateddocuments.

  • Develop, manage and drive territory brokerrelationships.

Qualifications

  • Bachelor's degree in Finance, Business or closelyrelated field, and 3-5 years' relevant work experience in real estatemanagement and deal making

  • Post graduate degree is preferred

  • Experience working for a Fortune 500/multinationalconsumer products company or navigating a highly matrixed organization

  • Strongverbal and written communication skills

  • Effectiveand influential deal driver with excellent negotiation skills

  • Demonstratedability to complete quantitative and qualitative analysis and to run financialmodels

  • Provenexperience in effectively working with senior leadership

  • Advancedlevel proficiency with Microsoft Excel, Word, PowerPoint and Outlook

  • Abilityto maintain a high level of integrit, remain flexible, work autonomously, beresults-oriented and work within a team.
